William’s Pasture is an exclusive development of new build homes on the outskirts of Carlisle, in the hamlet of Aglionby. A previously unused, badly drained site has been sensitively developed to create a stunning estate of five detached houses. Each home has its own unique character and boats unparalleled views to the West, North & East.
The ground conditions, elevations and steep incline of the site were the primary issues encountered by McKnights’ builders. Before work could begin, there were a number of meetings and consultations with the Local Authority Building Control Department and Structural Engineers to agree a design for the comprehensive drainage system that was needed. There were meetings to discuss plans for the unusually deep foundations, needed to ensure the structural integrity of the houses.
The drainage system and foundations were installed to a bespoke design using the best quality materials. The incline on the site was successfully made into a feature, to provide increased privacy for each plot, while enhancing the views of the surrounding countryside.
Performance & sustainability
The insulation, heating systems and zoned controls maximise heating and energy performance throughout the five properties. The latest energy efficient boiler systems were put in and connected to underfloor heating. Efficient hot water systems were also installed, to help greatly reduce energy costs.
Providing easy access for all was of paramount importance. McKnights & Son carefully selected architects who had prior experience in prioritising accessibility in their developments.
As part of the design McKnights & Son ensured there were two plots with the option of a ground floor bedroom with en-suite or disability friendly facilities. There is level access across the ground floor of each home, and particular attention was paid to door widths, light switches and the height of sockets.
From the offset, McKnights & Son were able to we see the potential of this unused site, despite the elevation, poor drainage, high-water table and constant running water.
Despite the challenges of the building process, the finished homes speak for themselves. Each property is finished to the highest standard and boasts incredible views of the surrounding countryside, which the new owners are delighted with.
